Differences between the “Red” and “Green” Property Ownership&

The “Green” Property Ownership Certificate is issued by the government to the property obligee who owns the land-use right which has been assigned or transferred to the obligee. The property registered on the “Green” Property Ownership Certificate can go into the real estate market.
The “Green” Property Ownership Certificate can be procured under such conditions:
1. Procuring the land-use right through the way of land user granting;
2. Commercial residential building for sale;
3. Garden houses having made up the land transfer fees;
4. Overseas Chinese remittance commercial residential building having made up the land   transfer fees.
“Red” Property Ownership Certificate is issued to the property obligee who owns peasants’ collective land. The property registered on the “Red” Property Ownership Certificate can not go into the real estate market.
The “Red” Property Ownership Certificate can be procured under such conditions:
1. Applying for the registration of the collective-owned land for non-farming use;
2. Applying for the registration of the houses on the collective-owned land.
